Update On Living With Access to West Davis Corridor

Well, it has been several months since the West Davis Corridor (WDC) opened up in the northwestern area of Davis County, Utah. Previously, I had written about some possible outcomes in the real estate market because of this road. While it is still much too early to really determine what is happening with home prices and the housing market here that can be attributed to the WDC, I did want to provide some anecdotal information in the meantime.

First, the drive is pretty amazing! The openness of the road reminds me of when I was younger and would be driving home with my parents late at night on I-15 in Davis County. From 10 pm on, it was always such a quiet road with very few people to be seen. Those days, of course, are long gone. The road always seems to have cars on it, even at all hours of the night. So, the WDC being so open is a breath of fresh air. While there are busier times for the WDC, most evenings have very few cars on it, and that is wonderful.

Second, it does shave some commuting time for those in the western valley of Davis County. For us, the time can range from 6-10 minutes. Of course, time savings depend a bit on how busy I-15 is at the time, but even if it is 3 minutes, a road with much fewer cars is a much better driving experience. This time savings applies to both northbound and southbound commuting times.

Finally, driving just does not seem quite as crazy as it is on I-15. It has been well-reported that driving on I-15 has gotten a lot faster—aka, tons of drivers go far beyond the speed limit. Some drivers may find that appealing, but for many, it is a whole new stress and danger when driving. The WDC does have drivers that go over the speed limit (what else would they do), but it is not the 10-20 over the speed limit frequently seen on I-15. Again, driving the WDC is just more pleasant.

What does this all mean for the real estate market in northwest Davis County? One would likely predict the area will grow in demand. There are still lots of areas being developed, and as families need to move out, it does not take them long to sell their houses. The WDC (and soon the extension up to Weber County) will almost certainly continue to build that demand for the area as commute times drop to Salt Lake City and people discover the area more.
