Mortgage rates eased this month from about 6.34% to 6.17%, and prices are softening with more room for negotiation and concessions. Buyers are gravitating to well-prepped homes or listings priced in line with condition, while sellers who start with a market-aligned price are seeing more showings. Days on market are up versus earlier this year, so a longer timeline often reflects the market’s pace—not a misstep. With inventory high, this month rewards preparation, strategy, and patience on both sides.

Home Maintenance: Preparing for Chillier Days

  • Clean window tracks & sills: Clear gunk so seals work better and winter air stays out.
  • Replace furnace filter: Swap in a fresh one before daily furnace use—better air and lower strain.
  • Clear gutters & downspouts: Remove leaves and debris to reduce ice-dam risk.
  • Deep-clean oven & stovetop: Make holiday cooking easier (and less smoky).
  • Winterize outdoor water: Drain hoses, shut off and cover hose bibs, and schedule sprinkler blowout before hard freezes.

Tip: Set a 90-day phone reminder for your next filter change, and snap photos of clean tracks and gutters so you know where you left off.

Fresh Off the Nightstand

Operation Underground: How the Mafia and U.S. Government Teamed Up to Win World War II — Matthew Black (Sean’s pick). I enjoy reading about WWII and the thousands of mini-stories that make up the most deadly war in known history. This book covers how the U.S. government and the mafia worked together to help protect shipping channels from the U.S. to the Allies in Europe. You don’t have to agree with historical figures to be fascinated by their stories and learn from their experiences—this is that kind of book.

Good Human Spotlight

Brent and Diane embody joyful, steady service—proud of family, community, and country. For over 12 years they organized Layton City’s Fourth of July flag-raising and have poured their time and talents into programs that create lasting community memories for decades. Today they serve on an interfaith council that brings neighbors of different faiths together to lift one another, and they model that same unity in their own family. Though retired, they’re busier than ever—showing up for service projects, grandkids’ events, and weekly temple service, always inviting others along. Kind, funny, and wonderfully inclusive, they make every gathering feel like a party where you’re always welcome and never required.

Local Hot Spot: Antelope Island (Syracuse, Utah)

Since this is our first official newsletter, our first hot spot has to be Antelope Island—one of our all-time favorites. It may seem like an odd choice for cooler weather, but it’s absolutely worth the adventure. Bring hats, gloves, and a coat, and layer so you can shed as needed. Requires Utah State Parks Pass or $15 per car fee.

  • Lakeside Trail (beginner): Gentle, wide-open views and great for sunset.
  • Buffalo Point Trail (moderate): A short climb with gorgeous vistas of the Great Salt Lake.
  • Beacon Knob via White Rock Loop / Gravel Pit Trail: Sweeping valley and east-side views.

Not a hiker? A scenic drive is beautiful in any season—watch the light change on the lake and hills, pull off at overlooks, and enjoy wildlife from the car.

Wildlife tip: Give bison plenty of space, snap photos from a safe distance, and stay on marked routes.

Pro tip: Head out around 5 p.m. with a tiny camp stove and make hot cocoa near a viewpoint—you’ll almost certainly catch a magical sunset.

Seasonal Recipe: Old-Fashioned Apple Pie

Ingredients

  • 1 double-crust pie dough
  • 3 large Granny Smith apples, peeled and sliced 1/4"
  • 3 large Golden Delicious apples, peeled and sliced 1/4"
  • 3 Tbsp flour
  • 1 Tbsp lemon juice
  • 3/4 cup + 1 Tbsp sugar (divided)
  • 2 tsp cinnamon
  • 1/4 tsp salt
  • 1/4 tsp nutmeg
  • 1/8 tsp ground cloves
  • 1/8 tsp allspice
  • 1 egg white, lightly beaten

Directions

  1. Preheat oven to 500°F.
  2. Toss apples with lemon juice. In a bowl, whisk 3/4 cup sugar, flour, spices, and salt; fold into apples.
  3. Roll bottom crust to ~12" for a 9" plate; fit without stretching and trim to an even overhang.
  4. Mound apple mixture into shell.
  5. Roll top crust to ~12"; lay over filling. Trim and crimp to seal. Cut 4–6 vents.
  6. Brush top (avoid the crimped edge) with egg white. Sprinkle with 1 Tbsp sugar.
  7. Reduce oven to 425°F. Bake ~25 minutes on middle rack (sheet pan below for drips).
  8. Rotate, reduce to 375°F, and bake 30–35 minutes more, until juices bubble and crust is deep golden.
  9. Check doneness with a butter knife through a vent; it should slide through apples with little resistance. Cool before slicing.
