A common question we get from clients is: “When is a good time to sell or buy a home?” Or the closely related question: “How long should I wait for interest rates to drop before making a move?” While one could write volumes on this, here’s some general guidance to help you weigh your own situation and make a confident decision. Ultimately, our goal is to help you "Live where you love" and "Love where you live".

Interest Rates: Uncertainty Is the Norm

Utah is a somewhat unique real estate market. Often, national trends show up here before—or more sharply—than in many places. Over the past several years, we’ve also seen a strong influx of people relocating here, driven by Utah’s appeal and affordability. Because of that, interest rates tend to carry even more weight in local buying decisions.

To be clear: no one knows exactly where rates are headed. We work with multiple lenders and hear their projections over time. While many use fundamentals to forecast direction, uncertainty is inevitable. What does this mean to Utahns? Many buyers and sellers watch each basis-point shift as if it’s a tipping point. The result: analysis paralysis — people freeze, waiting for the “perfect” moment that may never come.

So how do you break out of indecision?

What Others Are Doing (and Why That Matters)

Instead of focusing solely on macro trends or headlines, ask: What are people in your county, city, or even subdivision doing?

  • If most potential buyers are sitting back, waiting for rates to drop, then your competition is low — you might find better negotiating leverage (price, seller concessions, repairs, rate buydowns).

  • Conversely, if many people are jumping into the market, avoiding the frenzy might be wise — unless your personal reasons outweigh the cost.

To illustrate this, in a Bank of America survey from a few months ago, they found that 60% of buyers could not tell whether now was a good time to buy, which is up significantly from the previous 2 years. What has resulted is a around a 5 month supply of homes on the market, which is up from the same period the last year. With many buyers sitting out from buying homes, right now provides opportunities that may not exist as abundantly if the rates do drop significantly. 

So one key metric to track is local buyer/seller behavior, not just national predictions.

Key Factors You Should Use to Decide

While many possible variables could influence your decision, let’s focus on two major ones:

  1. Financial Considerations
    Life changes (promotion, career shift, retirement, job loss, inheritance) may increase or decrease your income or affect your cash flow. Understanding your financial bandwidth is critical. If you have more flexibility now, upsizing or changing your mortgage burden may make sense. If finances are squeezed, downsizing or leveraging your equity may be wiser. Give yourself the freedom to move in either direction — up or down — as needed.

  2. Space / Use Case
    This is secondary to finances, but still valuable. If your household is growing, remote work is here to stay, or you’re frequently hosting family or guests, more space can meaningfully improve quality of life. On the other hand, if your family is emptying the nest, a smaller home or lower-maintenance space may better serve you in coming years. Don’t let indecision freeze you — but only pursue space changes when your finances allow.

The Bottom Line
